Conveyancing QLD
Want your property sale or new purchase handled quickly, efficiently and professionally using the latest E commerce technology, all at a very low fee?
Check our fee page for our fixed price rates.
We specialise in conveyancing QLD and NSW. We are also equiped to handle Victoria and WA conveyancing procedures.
Buying or selling a home, we offer you personalised service carried out by your solicitor to help you with what is often a very complicated and technical process. We do not use third parties. You will always confer with the solicitor or staff member in charge of your file.
Real Estate transactions are usually the largest financial transaction that most Australians will make. We recognise this and ensure that your investment is protected by your own personal solicitor. We do not allow administration staff to run or touch your file.
Purchasing
When purchasing a property, we provide advice in respect to:
Pest and building reports
A strata title report.
Government enquiries.
Council rates, building consents and general enquiries.
Contract conditions including cooling off periods, finance clauses and special conditions.
We thoroughly check the Contract with particular attention to, the 'Deposited Plan', easements, covenants, community management statements, restrictions or any adverse circumstances that are going to affect your enjoyment of the land.
These are but a few of the issues where you need professional assistance to protect your rights.
We will advise you on your loan documentation and your legal responsibilities that follow the mortgage.
Selling
If selling a property in NSW, we provide expert assistance in drafting of the contract with attention to making disclosures about the property that may affect title and appropriate disclosures about unapproved development or structures on the land. If selling a property in QLD the real estate agent provides a contract usually produced by the Real Estate Institute of Queensland or the Law Society of QLD.
When a purchaser is found, we can facilitate the process forward to settlement with the least fuss and inconvenience to you including discharge of any existing mortgage and all steps toward settlement.
